By booking a room at The Arrival, you agree to the following terms and conditions.

Cancellations

We understand that the unexpected happens. If you are worried that you may have to make a last minute cancellation for any reason, we encourage you to purchase third party travel insurance. We are a small operation and cannot make any exceptions to this policy, including cancellations due to weather, COVID, or other illnesses.

In the event you need to cancel your reservation 28 days out from your booking, we will issue a full refund. Cancellations 14 days prior to check-in will receive a 50% refund. Unfortunately, we cannot offer a refund for cancellations within 14 days of check-in. In the case that we are able to re-book your room, we are happy to offer you a credit to put towards a new reservation.

Hours

Check-in is from 3pm to 8pm. If you believe you will be late, please reach out to us directly. Checkout is 11am. Depending on our availability, we may be able to accommodate an early check-in or late departure. It never hurts to ask! If you arrive early or have a later departure, we can store your bags in our office.

All rates are for an occupancy of two. For rooms with a higher occupancy, an additional occupant fee will be applied at $75 per person per night.

Quiet hours (indoors and outdoors) are from 10pm to 8am. Please respect your fellow guests and our neighbors.

Prohibitions

Smoking or vaping is not allowed anywhere indoors and will not be tolerated. If a guest wishes to smoke, it must be in the designated smoking area. Any open flames, such as candles or incense, are not permitted in the rooms. Any infractions will be charged a minimum of $100; violators will be asked to leave immediately and will be charged the full amount of their stay. The room will be assessed for damages and may incur additional fees.

We are a gun-free and illegal drug-free property, indoors and outdoors. A $500 fee will be charged for each infraction. Violators will be asked to leave immediately and will be charged the full amount of their stay.

Parking

A maximum of one private parking spot is allotted per guest room. We have a very small parking lot and cannot guarantee that there will be a space for you prior to your check-in time. If you are arriving early, please let us know and we will do our best to accommodate you. Any violations will be towed at the vehicle owner's expense.

The Arrival B&B is not responsible for any personal injury that may occur on the property. We are not responsible for damaged, lost, or stolen personal items. In the event of any item(s) being left behind by guests, we will attempt to return such items to their rightful owners when possible. The owner of these items shall be responsible for all reasonable charges in facilitating such returns.

Guests shall be held fully responsible for any damages to the property, whether by the guests or their pets. Reasonable fees may be assessed for any damaged or stolen property. You authorize us to charge the cost to repair such damage to the credit card used for your booking. Damage includes but is not limited to extra cleaning, fixes, replacements for upholstery, furniture, rugs, floors, walls, fixtures, and destroyed or excessively soiled towels, linens, and other soft goods.

On-site Policies

The maximum continuous guest stay at The Arrival Bed & Breakfast is 30 days.

To reduce our environmental footprint and respect our guests’ privacy, towel, trash, and bath soap service are provided for guests every third day. Refreshed bed linens and room cleaning are provided weekly.

Guests must be 18 or older to book accommodations. A valid ID and credit card are required for booking. We are an adults only property, so we don’t allow anyone under the age of 18. Special considerations can be made for teens traveling with an adult.

Lost room keys are subject to a minimum $250 fee. For the security and safety of future guests, we must replace room and main door locks if a key is lost.

We have made every effort to make The Arrival as accessible as possible, including step-free entrances. We go into further detail on our Accessibility page. If you have any questions please inquire with us directly.

Pet Policies

The Arrival has one pet friendly room. Our pet fee is $30/day, per dog, and we have a two dog maximum. See our Pets page for more details.

While we do not have age, weight, or breed restrictions, we do expect that your dog is housebroken and well-socialized with people, dogs, and cats.

Your pet must be up to date on all vaccines. We may request vaccination records for rabies and bordetella.

Dogs cannot be left unattended if you leave the property. Exceptions may be made if your dog can demonstrate that it will not bark, whine, or scratch at doors if left alone. We can also recommend local doggy daycares that will ensure your dog gets plenty of attention and exercise while you’re out.

Owners assume all responsibility for and must maintain control of their pets while on the property.

Dogs should be well-groomed before your visit and treated for fleas and ticks.

We have a designated doggy relief area on our property with poop bags and a trash receptacle. Please make sure to pick up after them!

We provide complimentary water and food bowls and all you-can-eat treats during your stay, as well as extra beach towels as necessary.
